Grade Distribution

The Bronx is a borough of extremes. The southern neighborhoods — Mott Haven through Morrisania — have some of the city's highest distress rates, with 1940s-era housing carrying heavy violation loads. But head north or east and the picture changes dramatically: Throggs Neck, City Island, Riverdale, and Morris Park score among the healthiest in the entire city. The Bronx's building stock is predominantly midcentury — 1930s to 1950s — with the Grand Concourse's art deco apartment buildings as the architectural centerpiece. Co-op City, one of the world's largest cooperative developments, is its own ecosystem.
